Promotion for Ian!

We’re excited to announce the appointment of Ian Blanchford to the role of Partner of Helmores!

Ian started his property career in 1998 as a junior negotiator with an estate agency in Exeter, working his way up to a sales manager for a large national chain of estate agents. He joined Helmores in 2010 as a negotiator, then sales manager and most recently as a valuer and marketing specialist. He will start his new role with immediate effect, further utilising his extensive expertise and unrivalled knowledge of the mid-Devon property market.

The Chicken Or The Egg?

Probably the most common question I ever get asked is: 

Should I find a suitable house to buy and then put my house on the market or secure a buyer first then start looking?

So here’s the answer, and it’s very simple… 

Secure a buyer for your property FIRST (assuming you need to sell your current property to buy your next).

Hopefully you would have done your research by speaking to estate agents, browsing online and driving round some areas you wish to buy in before even deciding to sell.

You need to make sure your expectations are realistic and by all means start viewing some potentially suitable houses to make sure what you will want to buy is realistic for your need.

But, don’t get too emotional and try not to fall in love with a house until you have an offer on your property.

Why? I have listed just a few reasons below:

If you are ‘proceedable’ (i.e. are able to proceed with the purchase if your offer is accepted), the reality is you will be taken more seriously by the seller and the estate agent.

If you fall in love with a house (because buying a house is an emotional decision), and then put your house on the market, it is unlikely the person selling your dream home will take it off the market and wait for you to sell. This increases the chances of you losing the house which will always put you under more pressure to sell your own property which could result in you accepting a lesser price, not to mention increasing your stress levels!

With a buyer behind you, you are likely to be able to negotiate a better price rather than saying ‘I can pay X amount WHEN I have a buyer for my house and IF I get the price I am expecting’’

Until you have an offer on your property (whether you’ve accepted it or not) you don’t REALLY know how much money you have available to spend on your next house.

So remember, find a buyer and then find a house to buy!

Aerial Photography

Aerial photographs are a fantastic way to showcase a country property, and its a feature that you’ll see a lot on our property details, particularly rural properties which have open space surrounding them.

However, there are strict rules and regulations surrounding drones in terms of the distances required from people and properties.

We’re often teaming up with Aerial Media Services to help out with our drone shots – they are CAA approved drone operators based in Devon but who operate the length and breadth of the country too. They are also well versDJI_0198.jpged in property since operating drones on Grand Designs, House of the Year, Inside Outside Homes and other shows on principal terrestrial TV channels.We operate a number of drones for our aerial photographs and aerial videos – with the summer fast approaching the potential for drone shots increases as they are generally fair weather flyers!

Whilst anyone can purchase a drone, there are guidelines for those using them for commercial purposes that need to be adhered to – Helmores and Aerial Media Services are CAA approved which means that they hold what’s called a ‘Permission for Commercial Operations’ (PFCO) – this is a license which grants the holder permission to fly for commercial gain – for us as Estate Agents, we’re using our aerial photographing capabilities in order to help to sell your property – so whilst we don’t get a direct benefit from it, the benefit will be seen upon the sale of the property. It all helps!

 

Taking an aerial photograph can be fun and rewarding – however, there are advantages to having the experience of having flown drones and taken aerial photographs – it takes time and skill to get the best out of your drone/camera – basic and more advanced photographic skills are a must as well as post production skills. Getting the best angle for your property, getting the best out of the landscape, getting the most out of your camera/drone are things that we’ve built up over time and sent to the memory bank!

DJI_0012.jpgOf course, drones have come a long way since the early days – attaching a Go Pro camera to the undercarriage of a drone with 5 minute flight times are now archaic! Full frame cameras, 25 minute flight times and up to 30 megapixel RAW photographs are fairly standard these days (although reading this article in a years’ time, these standards will also be defunct!). Drone technology is ever changing and it’s a job to keep up with the technology. However, one thing is for certain, drones are here to stay and the aerial photos and videos will always help you as a vendor and us as a PFCO holder sell your house!

London’s Looking Exhibition

It’s that time of year…we are once again taking over 119-121 Park Lane offices in London on Wednesday 3rd April 2019. Enabling us to showcase the best of our Devon properties, estates and farmsteads to Londoners looking for that escape to the country.

This special property exhibition hosted by us provides excellent exposure of some of the counties best homes to buyers right in the heart of London, providing an excellent opportunity for local sellers to get their house seen by the lucrative city market.

2 Industry Award Wins for Helmores!

I am absolutely delighted to announce that we secured Best Estate Agent in the UK and Best Estate Agent in the South West at the prestigious Guild of Property Professionals awards held at the QEII Centre, London on 17 January.  It’s the first national award we’ve ever won, and the moment was incredibly surreal!

50151346_10218334260370331_7146515604164313088_o50208995_10218852504492380_5468008205537771520_nI was overwhelmed to be recognised by the Guild of Property Professionals as the UK’s best agent in 2019.  We collected the prize which presented by British TV presenter, Rachel Riley and Iain McKenzie, CEO of The Guild, in front of nearly 500 other estate agents.  It’s a result of hard work and dedication –  especially over the past year, and is a culmination of the efforts of our whole incredible team throughout the last 12 months and a symbol of our commitment to excellence within the property industry.

The Guild Awards 2019 were also presented in association with The ESTAS; awarded based on customer surveys regarding the agent’s service – these scores contribute to the decision of The Guild Awards judging panel when selecting winners.

These two awards mean a lot to us as they are also based on feedback from vendors, buyers and prospective sales customers. Not only is it important to know when we are doing well – but also if we haven’t. That way we can always make sure that we are constantly growing the excellent skills that we have here. It is really important to recognise not only the office as a whole, but also the many individuals that contribute to these customer service levels.
