Millers Cottage is believed to have started life as the workers' quarters to Cheriton Mill which is adjoined to the West. Over the years, the properties were split and Millers Cottage is now an interesting and spacious family home, full of character and plenty of windows to take advantage of the beautiful surrounding countryside. Although the properties are adjoined, they are approached completely independently and with the gardens of each being bordered by the country lane and by Holly Water, the gardens are separate and private. The property lies just under 1 mile from the pretty village of Cheriton Fitzpaine with its two village pubs, post office and excellent new primary school. Crediton is the nearest town being approx 6 miles to the South West and Exeter and Tiverton are both accessible by car within 30 minutes.
The house offers well presented 4 or 5 bedroomed family accommodation spread over 3 floors with much of the character of the original property being found on the ground floor with exposed beams and a large inglenook fireplace and multi-fuel stove. There is a more modern “Ashgrove” kitchen with solid granite working surfaces and an inset Belfast sink. There’s shower rooms to both the ground and first floor which have a modern feel and the large conservatory which opens out onto the garden takes advantage of the lovely rural views. To the second floor is another large bedroom or reception room giving great flexibility. It is worth noting that there are solar panels on the roof to provide domestic hot water and the water supply is from either a natural spring or from a borehole, this combined with a Bio-disc sewage treatment unit means no water bills. Phone line and broadband are currently connected to the property.
Outside, the property has off road parking and a large timber store shed/workshop as well as numerous other timber sheds and buildings. The gardens are laid mainly to lawn with a large patio closer to the house and ample room for vegetable plots etc. The stream borders the garden on one side and the country lane on the other and offers tremendous potential.
Please see the floorplan for room sizes.

Follow this lane for approx ½ mile, taking the 2nd turning on the left (Mill Lane - unmarked). Millers Cottage is the first property on the right after ½ mile.
CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, the village is 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, a community shop and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council.
