Full Details

The Mid Devon village of Cheriton Fitzpaine is in an excellent location, with Crediton, Tiverton and Exeter all within 25 minutes’ drive. There’s a great community shop, pubs, doctors, church and a modern primary school plus a school bus to secondary school in Crediton.

Honeysuckle Cottage can be found towards the western end of the village and within a few seconds, there’s miles of walks to be had around the country lanes and footpaths. The cottage, parts of which are believed to date back to the 16th century, is full of character and would have most likely originally have been thatched, with the thick cob walls giving away it’s age. It’s Grade II listed and many of the original features such as exposed beams and the large inglenook fireplace are still in place. The layout gives a large living/dining room to the ground floor as well as the kitchen and a bathroom. Suggestions have been made that subject to permissions, the kitchen could be enlarged to incorporate the space allocated to the bathroom so this is something a new owner may wish to explore. The wide staircase takes you to the first floor where there are 3 large double bedrooms and a shower room.

Outside, iron railings enclose a well-stocked front garden with room to sit and enjoy the evening sun. Across the lane is off-road parking (or more garden) which is a lovely addition to an old cottage like this.

Agents Notes:

There is no garden to the rear of the property but there are maintenance rights in place.

DIRECTIONS : From Crediton leave the town as if going to Tiverton. After approx. 3 miles, take the left turn at Coffin Tree Cross signed to Cheriton Fitzpaine. As you approach the village at Wordland Cross, bear left until reaching a junction, turn right and enter the village. At the junction with the church in front of you, turn left and when you reach the next junction, left again and the cottage will be on your right.

CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, the village is 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, a community shop and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council. There are allotments available in the village plus the popular football club is close by.
