Located in the heart of the pretty mid-devon village of Cheriton Fitzpaine, just 5 miles from Crediton and less than 10 miles from Exeter, this is an incredible opportunity to purchase a freshly renovated cottage. The village has a community shop, primary school and there a school bus service to secondary school in Crediton and has a great active community.
The cottage itself has undergone a full renovation to a high standard with a true sympathy for the original building and has recently been re-thatched. Being Grade II listed, the timber windows have been handmade, the rendering inside and out is lime (where needed) and the whole cottage is a great example of bringing an older cottage up to modern living standards. The living room has a feature fireplace (unused) with plenty of light for a cottage. There’s LPG central heating and low energy lighting throughout the house and a great mix of hard floors and neutral carpets. All rooms have the original curved walls and exposed timbers. The kitchen/dining room is well fitted with integrated appliances and a rear utility/wc provides space and plumbing for a washing machine. In addition on the ground floor is a 4th bed/study too.
The first floor has 2 bedrooms and a family bathroom, all well fitted and the master bedroom has a stylish ensuite shower room. There is a staircase to the second floor with a lovely bedroom full of character and with exposed beams.
Outside is a cobbled parking space and there’s additional on street parking which isn’t time restricted. The main garden lies to the south (front) of the cottage and being raised is private and mainly lawned with planted beds. Adjoined to the side of the house and accessed from the garden is a fully insulated and heated studio with power/light and provisions made for plumbing/drainage to potentially use as a shower room etc. This space is flexible but would make an ideal studio/home office/gym or even as a small Airbnb style bolthole (stp). To the rear of the house is a further courtyard area with a small lawn and access to the back door and LPG etc.
Agents Note: At the rear of the cottage is a right of way for one neighbour but the main garden is on the opposite side of the house.

From Crediton, head on the A3072 towards Tiverton and turn left at Coffin Tree Cross signed to Cheriton Fitzpaine. Continue into the village and Appletree Cottage will be found on the right immediately before reaching the t-junction.
CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, the village is 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, a community shop and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council.
