It is positioned to face south with views over the adjacent fields to the River Taw in the tree lined valley below. It is situated between Nymet Rowland and Coldridge with Lapford the nearest village for the shop, pub and railway. The towns of Crediton and Chulmleigh are equidistant to provide secondary schooling.

COLDRIDGE is a secluded, undisturbed village not far to the north of Dartmoor National Park. Until the early 1900s it was known as ‘Coleridge’ – it is thought to mean the “ridge where charcoal is made”, a sound conclusion, and once where there were wooded hills, now lie green pastures. It rests along the epic ‘Two Moors Way’, a trail that runs from Devon’s South to North Coast – more than an idle wander. For access to a comprehensive choice of facilities the town of Crediton is 9 miles away, a short trip. The nearest train station is Morchard Road, 4 miles away – this sits along the Tarka Line that twists through some of the most scenic parts of Devon, through open country and hidden gorges from the City of Exeter all the way to Barnstaple.

NYMET ROWLAND is a small village and parish of the same name, located to the north of Dartmoor. It sits on elevated lands, of pastoral cultivation and regular coniferous plantations – with unimpeded, striking views of its surroundings. Part of its title ‘Nymet’ is derived from the Old English name for the nearby ‘River Yeo’. As a village, it is a still, serene place with a rustic 15th Century Church – one of only two in Devon with an original oaken arcade (to its north aisle). The neighbouring village of Lapford (1 mile) offers a place to pick up any daily essentials with a modern shop/ post office. Lapford also has an excellent primary school (commended by Ofsted), large playing fields and a popular pub The Old Malt Scoop Inn – which provides an à la carte dining experience. From Lapford, buses and trains run towards the City of Exeter and Barnstaple in North Devon.

DIRECTIONS : Enter the village of Nymet Rowland from the A377 at Lapford Cross and proceed through, passing the church and then keep right as signed to Eggesford. Proceed down the hill, over the bridge and as you climb the other side, the property will be found on the right hand side.
