Property Summary

An idyllic Devon lifestyle property: Beautifully located and perfect for multi-generational living, just 6 miles Exeter comprising large traditional barn conversion plus substantial attached modern contemporary annexe, 7.5 acres of gorgeous grounds, 3 beautiful lakes and manicured gardens- go and VIEW, you’ll absolutely love it!

Take a look at the details.

Full Details

Spicery Barn is located in a stunning rural location just 6 miles from Exeter city centre, well away from main roads and enjoying much peace and plenty of wildlife.

The original barn conversion was completed in 2001 and has a traditional feel with large rooms and plenty of character. There is a sizeable conservatory although planning has been granted to remove this and add two further bedrooms and a shower room which would make the main barn conversion a 4 bedroom home. Attached to the side is a more contemporary 2 bedroom annexe, completed in 2014, (currently used as a separate dwelling but can be accessed internally via the utility). The current set up would suit dual occupancy but could be altered to use as one dwelling.

The property is set in about 7.5 acres of beautiful grounds, including a manicured lawned garden full of colour, and the majority of the land being woodland with a mass of flora and fauna, including bluebells and deer and meandering pathways and tracks throughout. There are 3 stunning lakes (on which the current owners enjoy lazy afternoons on a small rowing boat), and one of which has a large timber summerhouse – the perfect place to enjoy a relaxed Devon lifestyle! There is scope for pods or similar (stp) throughout the woodland.

AGENTS NOTE : There is additional 16 acres of woodland to purchase if desired – see options below.

There is also a garage block which has planning for a detached house. This is being retained and not included in the sale but could be negotiated if complete seclusion is preferred – see options below.

The accommodation comprises:-

THE MAIN HOUSE

ENTRANCE HALL with CLOAKROOM. Well-appointed KITCHEN/DINING ROOM which has an outlook to the woodland and an extensive range of oak-fronted cupboards under granite worktops, range cooker and dishwasher. The triple aspect SITTING ROOM has a massive inglenook-style fireplace and timbered ceiling. CONSERVATORY on the west side. UTILITY ROOM.

On the first floor there is a MASTER BEDROOM with extensive wardrobes and door to a wonderful balcony plus EN SUITE BATHROOM with corner bath, separate shower, wc and twin basins. BEDROOM 2 also has an EN SUITE BATHROOM with corner bath, separate shower, wc and basin.

THE ANNEXE

This has a connecting door into the main house off the hallway as well as its own front door. The annexe is modern contemporary in styling. A very Large SITTING ROOM has patio doors leading out to a magnificent decking area and an outlook to the woodland. Well-appointed KITCHEN/BREAKFAST ROOM with French doors to a patio with propane gas hob, double oven, fridge freezer and dishwasher.

On the first floor there is a DOUBLE BEDROOM with Juliet balcony and EN SUITE SHOWER ROOM along with BEDROOM 2 which also has an EN SUITE SHOWER ROOM.

THE GROUNDS

A long drive leads to a parking and turning area with plenty of room for numerous vehicle. The main gardens lie on the south side of the house with extensive patios, flowerbeds and terraced area with pergola and wisteria plus a magnificent detached GARDEN ROOM which has a wood burner and BBQ area. Extensive lawns plus GREENHOUSE.

THE LAND

The land primarily comprises mature broadleaved woodland, mainly of oak, with a wide variety of wildflowers including bluebells with meandering tracks throughout. There are 3 lovely lakes and a cabin. It would certainly be possible to site some pods or similar should someone wish to. Overall the property is set in about 7.5 ACRES, the majority of which is woodland.

OPTIONS

There is additional land of approx. 16 acres which is available to purchase from the same owner. This again is mainly woodland and a paddock of about 1.5 acres at the far end. Should this be purchased then the access from the main house would be private and full control over the whole woodland would be had.

The current owner has planning to convert the former garage building into a detached house which he plans on moving into. Should a new owner of Spicery Barn wish to have complete control and also purchase the triple garage and annexe flat above (with the planning permission to convert) then please speak to the agents.

SERVICES

Mains water. Mains electricity. Private drainage. Oil-fired central heating (2 boilers). Calor gas cooking.

DIRECTIONS :

From Crediton take the road to Tedburn St Mary. Turn left at the cross roads in the centre of the village as signed to Exeter, and just past “Fry’s Garage” turn left at the roundabout as signed Whitestone. Follow this road for just over a mile, and turn into Floyte Lane (by the Public Bridlepath sign). Follow this lane for just under half a mile, and bear right into a tree lined driveway. At the end of the drive turn right as signed Spicery barn, follow the driveway to the property.

From Exeter : From Exe Bridges proceed through Whitestone and past Heath Cross. After a further 0.9 miles turn right into Floyte Lane (by the Public Bridlepath sign). Follow this lane for just under half a mile, and bear right into a tree lined driveway. At the end of the drive turn right as signed Spicery barn, follow the driveway to the property.

TEDBURN ST MARY : The nearby village of Tedburn St Mary is located a short drive from Exeter down the A30 (7 miles), and 5 miles across country from Crediton – through winding lanes. Its backdrop is that of high slopes, rounded hillforms and narrowing valleys. For everyday necessities there is a traditional village shop and for the kids a wonderful little primary school. If boredom ever strikes Tedburn presents a wide array of things to get stuck into, including: a drama group, gardening club, square dancing group and a football club. Need to practice for the Ryder Cup? Or just unwind – ‘Fingle Glen Golf Hotel’ is nearby with an 18-hole golf course and luxurious accommodation. For some dramatic walks, ‘Fingle Bridge’ is only 6 (.2) miles away. Here the Teign River splashes and whirls its way over mossy boulders, through the middle of a precipitous, wooded gulley on the fringes of Dartmoor. Think: ‘The Lord of the Rings’, much of Dartmoor has been inspirational in the approach to ‘Middle Earth’ by the famous “Lotr” concept artist, Alan Lee.
