West Cottage is a gorgeous Grade II* Listed corner cottage found in the heart of this lovely village, with its many amenities within walking distance. There is also a bus service to Exeter and Tiverton, with both easily commutable by car.
The accommodation is presented beautifully throughout and includes two double bedrooms upstairs, both with window seats and the master bedroom, which is a great size, also enjoys a walk-in wardrobe. The family bathroom is upstairs with a ‘rain’ style inset shower over the bath.
Downstairs we have two reception rooms, the living room is wonderful and naturally light with dual aspect windows, there are exposed support and ceiling beams and a feature fireplace with wood-burning stove. There is a separate dining room and the kitchen has been upgraded in 2020 with light units contrasting the dark walls really nicely. It also includes an integrated 4 ring gas hob, twin oven, washer dryer, dishwasher and a fridge freezer. The whole property is mains gas centrally heated via a modern ‘Ideal’ combi-boiler and the thatch is believed to have 10 years or more of life.
OUTSIDE : Immediately behind the cottage is a long landscaped garden (18m) with paving and stone chippings and an array for flowers growing. A gate encloses this area and a stone chipped path (open store/log store) leads to the formal garden (approx. 25-30m x 10-12m) with an Indian Sandstone (grey) paved seating area (about to be laid) in-front of the summer house which is being used as a gym / studio (light, power & uPVC double glazed door & window and attached store shed) and a lovely level lawn area with mature shrubs and trees surrounding. To the end is a perfect spot for a hot tub or a gate to School Road, potential to excavate and create off-road parking for two cars (subject to permissions).

SILVERTON is a large village and parish, one of the oldest in Devon – dating back to the first years of the Saxon occupation. Its location is ideal for commuting to Exeter (8 miles south) and for speedy access to the M5 at Cullompton 5 miles away. The church, in honour of ‘St Mary’ is a striking building, with a full set of bells, often heard ringing out. The centrepiece of Silverton is a regal and gnarled oak tree more than 1000 years old. There are two inns, ‘The Lamb’ and ‘the Silverton Inn’ – both do hearty pub lunches, and pull popular pints of ale, cider and beer. The shop is a ‘Spar’ mini-mart/ post office, with an adjoining old-fashioned butcher’s shop – delivering select cuts of meat and homemade pastries. There is also a hairdresser, for those wanting to spruce up their locks. Annually, Silverton hosts a vibrant street market, in deep summer, with a spectacular spread of local produce, arts and crafts and games for the kids – no childhood is complete without tiger face paint! The C of E primary school is a good one too, with the Ofsted report to prove it. 5 minutes drive down the road (past Ellerhayes) is Killerton house and gardens, an 18th Century manor, reminiscent of something from a Brontë novel. Owned by the National Trust - it has been immaculately kept, and inside features elegant displays of period costumes. Furthermore, the surrounding estate, of secret pathways and mottled woodland glades is a magical place to take a stroll.
