This fully detached bungalow takes up a lovely position within a Village cul-de-sac, within walking distance of The Ark café, Church and Primary School with a handy garage and shop at the bottom of the hill and Lapford Train Station not far beyond.
The accommodation has been very well looked after by the owner, who has been here since the bungalow was built! There are three double bedrooms, served by a family bathroom. The spacious lounge diner features a Parkray glass fronted fire in Cotswold Stone fireplace and has views over countryside towards Dartmoor in the distance. The appliances in the kitchen can be included if desired. The property has oil-fired central heating and uPVC double glazing throughout.
Outside: The gardens are a particular feature here, with the largest garden (25m x 13m approximately) lying to the West capturing great sun from morning until sunset. It is largely lawned with a paved area which could be used to extend and add a sun-room from the lounge diner (subject to permissions). There are footpaths and side gates enclosing the garden, with a further lawn to the front, which could be used to extend the parking area (STP) if it was required. The GARAGE has power, a window to the rear and a 6.27m driveway in front.
The property also has the benefit of being sold with no onward chain.

LAPFORD is a large village, beyond Morchard Road on the A377 – 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, it’s not far from a lovely collection of trees – Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizeable playing fields (with a football pitch and kid-friendly playground) and a busy pub – The Old Malt Scoop Inn, once a 16th Century coaching inn – which now offers an à la carte dining experience, using only the best local produce.
DIRECTIONS: Sat-Nav EX17 6PS – From the A377 take the turning to Lapford, proceed up the hill into the village, turn right into Highfield and then right again into Highfield Close, No. 63 will be found along on your right.
