This completely detached and extended bungalow is found in fantastic order throughout and takes up a great position within the village towards the end of a cul-de-sac, with some lovely views to the front onto Devon countryside beyond.
The spacious accommodation (102sqm / 1,100sqft) includes three bedrooms and a large dual-aspect living room complete with Morso wood-burning stove. The kitchen was extended to give a great dining area with double doors to a patio area, there is also a rear porch and a separate cloakroom with WC. The modern shower room is fully tiled, enjoys a heated towel rail, WC and sink and had a brand-new shower in Spring 2021. The whole property is centrally heated via an oil boiler and there are uPVC double glazed doors and windows, plus an insulated and boarded loft.
Outside: To the front is a long driveway (14.3m) suitable for 3 cars. This leads to 7.9m / 26ft garage (light, power & side access door), which is long enough for a car and a workshop area to the back. Also to the front is a pretty front garden of lawn and flower beds. There are gates to both sides which enclose the rear and side garden. To the side is the main garden (13m x 13m max. dimensions of the triangle shape it forms) which is a raised lawn area to catch the sun, with mature hedges, trees and fencing (all fences are owned by neighbours & have been replaced recently) giving it good privacy. To the rear is a courtyard with the modern oil tank and access back around to the garage.

Lapford is a large village, beyond Morchard Road on the A377 – 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, it’s not far from a lovely collection of trees – Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizeable playing fields (with a football pitch and child-friendly playground) and a busy pub – The Old Malt Scoop Inn, once a 16th Century coaching inn – which now offers an à la carte dining experience, using only the best local produce. There is a petrol station with an excellent shop offering a large range of products.
DIRECTIONS: Use EX17 6PY – As you turn into Highfield, take the first left down a cul-de-sac and No. 5 will be found towards the end on your left.
