“It’s an ideal location for us. Working in Exeter, the short commute is so easy, and being able to enjoy the local countryside with the dogs, it’s just perfect, especially being able to walk from home to The Beer Engine or Hanlons for a meal” – just a snippet of the owners’ comments on the location of this unique barn conversion. It’s situated off the road between Newton St Cyres and Half Moon, down a private road and tucked away with plenty of privacy. The property has an amazing open plan living space on the entrance floor, complete with wood-burner, exposed beams and even river views! Plus there are a couple of bedrooms (1 ensuite) and a year round garden room (currently used as a second dining area) on the side. There is lots of light throughout with roof lights and doors opening to outside. Down the stairs leads to a further double bedroom and a beautiful bathroom with bath and separate walk-in shower. The wood-burner provides a focal point but also warms the house well but there’s also electric heating too.
Given the unique nature of the actual conversion, the outside setting is fantastic too. Once off the private drive (initially shared) then you’re into the private parking area which has room for 4/5 vehicles and leads to the useful garage which is over 12m in length and ideal for those with hobbies or for storage. The gated entrance to the garden gives super privacy and the garden is of a very good size (see land plan) and provides various seating areas, lawns and is a real wildlife haven, especially for the birds who frequently visit the feeders.
So in summary, a beautiful hideaway barn conversion, close to Exeter but with all you need and on top of that, privacy!

NEWTON ST CYRES, between Exeter and Crediton is widely regarded as one of Devon's finest villages, with a gentle stream running through the middle under its ancient stone bridge, alongside the wonderful 15th Century church built in honour of the martyr St Cyres, there are few places which match this tranquil setting. The brand new primary school is a fantastic addition & no village is complete without a pub and Newton St Cyres does not disappoint with the atmospheric Beer Engine, a popular watering hole on the Rail Ale Trail, a tour of pubs near stations along the Tarka Line railway between Exeter and Barnstaple. The recently opened Belluno Italian Restaurant is also one to visit and cheese lovers can indulge themselves at Quickes Farm shop, based half a mile west along the A377, the main road to North Devon. These outstanding features are supplemented by that iconic symbol of the English village, the cricket pitch. The crack of leather on willow fills the air when the village team play in the summer months. Footballers don’t miss out either - there are two well-maintained pitches, home to Newton St Cyres FC.
