This period detached house takes up a lovely village edge location, in a slightly elevated position giving the house and gardens beautiful south facing views over farmland and on to Dartmoor in the distance.
The accommodation extends to nearly 1,500sqft and offers three reception rooms with a spacious living room, rear conservatory (light, power & radiator) and a dining hall accessed from the open fronted porch with slate floor tiles. A study has also been added to the rear, a kitchen breakfast room (integrated Hotpoint double oven & hob, plus a dishwasher) with a handy utility room attached and a downstairs cloakroom with WC completes the ground floor.
Upstairs we have three double bedrooms with scope to extend to add a 4th bedroom or en-suite to the master if desired (subject to permissions), and the family bathroom with shower over the bath. There is LPG gas central heating (new boiler fitted in June 2019) and uPVC double glazed windows throughout.
Outside: The quarter acre plot includes a long private driveway which provides generous parking for 6 vehicles, plus a garage (light & power) which could be extended back or above. The gardens really have to be seen as they are stunning. With well-kept lawns with wonderful flower beds and borders surrounding, mature trees, the fruit and vegetable plots and a chicken run behind, there really is something for everyone! In addition there is an insulated summer house style office, a 16ft x 10ft workshop, plus further sheds, another summer house and greenhouse too.

LAPFORD is a large village, beyond Morchard Road on the A377 – 9 miles from Crediton and 16 miles from the City of Exeter. Like most Devon parishes, it’s not far from a lovely collection of trees – Eggesford Forest is just up the way, a regal coniferous plantation that plays host to variety of creatures including adders, butterflies, buzzards and woodpeckers (and badgers!). The village itself has a primary school with an excellent Ofsted report, sizeable playing fields (with a football pitch and kid-friendly playground) and a busy pub – The Old Malt Scoop Inn, once a 16th Century coaching inn – which now offers an à la carte dining experience, using only the best local produce.
DIRECTIONS : From the A377 Crediton/Barnstaple road turn right at Lapford Cross Garage and proceed up into the village pass the Malt Scoop Inn and church. Take the next right as signed Eastington and Morchard Bishop, stay to your left to remain on Eastington Lane, continue along and School House will be found on the left beyond the primary school.
