Full Details

Tedburn St Mary has long been a popular area with those working in Exeter with only a short hop down the A30 to feel miles away from the city and into the heart of Mid Devon. Dartmoor is also a short drive away and the village has some excellent facilities including a primary school, two pubs, village shop and a golf course/hotel. The house is less than a mile from the centre of the village and the gardens back onto farmland with some lovely open views to the rear.

The cottage is semi-detached and has been renovated and extended by the owners over the past 10 years or so. The original cottage was stripped back to the bare bones, with a new roof, the render and plaster removed, ceiling joists out and re-wired/re-plumbed and then lovingly put back together with care taken to balance the modern conveniences of todays’ living while retaining much of the character and history of the original cottage. The finished product is a high quality cottage with plenty of original features and it’s a remarkably light home with roof lights on both the ground and first floor. On the ground floor is a well fitted kitchen and utility room plus the all essential WC and the living room opens onto the garden and has a wood-burner for those cosy winter nights. At the end of the living room, a wide opening provides a dining area too. On the first floor, the two bedrooms are both served by a central family bathroom with separate shower and all of the first floor rooms have great rural views.

There is parking to the side and the front with off-road spaces for 3 vehicles and gates open into the first of the two gardens. The garden has a pretty patio seating area plus a glass and timber porch (leading to the living room). The remainder of the garden is laid to lawn with timber sheds and dog kennels (which could be removed if not wanted). An opening then leads to the second lawn, on a level with the first but off-set slightly. There is a large workshop/store and lawns plus fruit tress including apple and plum. A natural hedge provides a boundary to the adjacent farmland and there are terrific rural views from the gardens back towards Tedburn and East towards Exeter.
For the right buyers, the house could be sold with no onward chain.

Please see the floorplan for room sizes.

Tedburn St Mary is village located a short drive from Exeter down the A30 (7 miles), and 5 miles across country from Crediton – through winding lanes. Its backdrop is that of high slopes, rounded hillforms and narrowing valleys. For everyday necessities there is a traditional village shop and for the kids a wonderful little primary school. If boredom ever strikes Tedburn presents a wide array of things to get stuck into, including: a drama group and a football club. Need to practice for the Ryder Cup? Or just unwind – ‘Fingle Glen Golf Hotel’ is nearby with an 18-hole golf course and luxurious accommodation. For some dramatic walks, ‘Fingle Bridge’ is only 6 (.2) miles away. Here the Teign River splashes and whirls its way over mossy boulders, through the middle of a precipitous, wooded gulley on the fringes of Dartmoor. Think: ‘The Lord of the Rings’, much of Dartmoor has been inspirational in the approach to ‘Middle Earth’ by the famous “Lotr” concept artist, Alan Lee.
