Spreyton is a superb village with easy access to Mid-Devon and wider to Exeter via the A30 and Dartmoor is a stone’s throw away, making it a perfect location. The village has an active community with a local store, primary school (bus to secondary), church and of course the very well-known Tom Cobley Inn, famous for its wide selection of ales and hearty portions!
Torview is a development of just 3 high quality detached homes being built on the edge of the village. We’re delighted to be able to offer the final plot for sale – Plot C. The plot is a generous size with a double car port to the front as well as parking and a large level garden to the rear with stunning views to Dartmoor. The house is also generous being approx. 184 sqm (nearly 2000 sqft) and is perfect for modern living. On the ground floor is a lovely entrance hall and a kitchen/dining room which opens into a living room, both of which look out onto the rear garden and take in the views. There is a study, utility and WC on the ground floor and on the first floor, there are 4 bedrooms, 2 with ensuite shower rooms and the other 2 sharing the family bathroom.
The house will be finished to a great standard with an oak staircase including glass balustrade, oak internal doors, option of tiled or wooden ground floor and fully fitted carpets to first floor. The bathrooms will be Porcelanosa (or similar standard) with tiled floors and the kitchen will be a Symphony linear kitchen with quartz tops and Neff integrated appliances, including dishwasher, full size fridge, under-counter freezer, induction hob and oven. The utility will have the matching set with space for washing machine.
In addition to the quality visuals, behind the scenes is equally as impressive with energy efficiency being at the forefront of the design and build. The main structure is highly insulated and with Nordan windows, has excellent u-values. Heating is also efficient with an air source heat pump (designed and guaranteed by Nu-heat) powering the underfloor heating to both floors. There are solar thermal panels for hot water and a 400 litre hot water storage tank. Each room has individual thermostats giving precise temperature control to each room and can be controlled by an app. There is even a real fireplace (with wood-burner upgrade option) to complete the multitude of heating options.
To top off the spec, it has been future proofed too, with Cat 6 cabling for multi room TV and internet, built in WIFI extenders, cabling for built in speakers, a smart doorbell, LED lighting throughout and even an EV charger. On the exterior, there is Lindab steel guttering, a finished gravel driveway and stone slab patio to the rear. Naturally there is also a 10 year warranty (AHCI) for that extra peace of mind.
All items stated are subject to availability and an early reservation may allow for some personal choices to be made subject to build schedule.

SPREYTON is a pastoral village, a whisker to the north of Dartmoor National Park. The lands here are high and open, with sweeping views, dry stone walls and roving winds. The village is legendary for its connection to the cherished character ‘Uncle Tom Cobley’ of Devon folklore. It is thought that his infamous trip to Widecombe Fair (from the song) may have started in what is now the Tom Cobley Tavern – a family run pub, with a distinctive thatched bar and winner of the 2016 (and 2015) ‘Exeter and East Devon’s CAMRA Rural Pub of the Year’ award. Supposedly, the local churchyard is also the final resting place of ‘Tom Cobley’ – but who really knows? Spreyton primary school is small, with a handful of pupils and benefits from attentive, dedicated teachers. For amenities there is a friendly, well-stocked village shop.
