Cheriton Fitzpaine is a popular Mid-Devon village for those looking for a home in a rural community with good links to Crediton, Tiverton and Exeter. The village has a modern primary school, church, two pubs as well as a community stores and an active social calendar. A mix of property types in the village gives an excellent balance of age groups and a spread of house prices too.
Victoria Cottage is a semi-detached, cob and stone property which forms part of the historic centre of the village. It is worth noting that it isn’t listed and there is a possibility of extending (subject to permissions) with the space available above the garage and to the side. The cottage is very well presented with little for a new owner to do. In 2020, the kitchen and flooring were replaced, along with the oil tank and program of redecoration has been done during 2021. There is oil fired central heating and a wood-burning stove in the living room. The living room is generous with a central door and this leads through to the stairs and a spacious kitchen/dining room. As mentioned, the kitchen is up to date and there is plenty of storage and space for a table. A study can be found off the kitchen, taking in views over the rear garden. In turn, a door links to a boiler/boot/drying room and again to the garage with doors to the front and a mezzanine level for storage. Completing the ground floor, across a covered porch is a utility room and WC. On the first floor are 3 double bedrooms with built in storage and plenty of light. The 3 bedrooms share a well fitted shower room with WC.
Outside, to the front, pretty railings set the cottage back from the road with a gate and space for pots etc. the garage sits to the side and has folding doors. There is further parking on the street to the front which has no time or residents restrictions. The main gardens lie to the side approx. 4.5m x 9m and rear approx. 14m x 14m and are mainly lawns with planted beds and paved seating areas. It is a great size garden for a central village property.
Agents Note: The property enjoys the benefit of solar PV’s on the roof which off-sets against electricity costs. These are on a lease and this can be transferred to the next owner. If you are using a mortgage, please check your lender's position on this before offering, as it varies from lender to lender.

CHERITON FITZPAINE sits in a vast and hilly lowland region of Devon, the village is 9 miles from the City of Exeter and 1.5 miles northeast of the Crediton/ Tiverton A3072 road – a route that could be argued to be one of the most stunning sunset drives in the county. The village appears timeless and has many listed cottages with the classic poured custard thatched roofs. Notably there’s also a gothic church, known for its hard edges and sharp peaks. There are two pubs, The Ring of Bells and The Half Moon Inn – both of which are unique, but equally Devonian in spirit. Cheriton Fitzpaine is a substantial size and has a multi-million pound primary school, a community shop and Doctor’s surgery plus nearby Thornes Farm Shop, Café & Deli which is home to some exceptional quality homegrown produce. Local children are fortunate to be able to use (acquire grass stains in!) and shoot hoops in ‘Jack’s Acre’, a large playing field/ park maintained by the parish council.
