We use cookies and similar technologies to distinguish you from other users, understand how our website is used, and improve your experience. A cookie is a small text file stored on your device when you visit a website.
Our website uses an opt-in consent banner. When you first arrive, all non-essential cookies (analytics and marketing) are switched off until you choose “Accept all cookies”. Strictly necessary cookies are always active because the website cannot function without them. You can change your choice at any time using the banner (see “Managing your cookies” below).
Strictly necessary cookies
These are required for the website to work and to remember your cookie choice. They do not track you and cannot be switched off.

| cookieconsent_status | Helmores | Remembers whether you accepted or declined cookies so the banner is not shown on every page. |
| PHPSESSID | Helmores | Maintains your session as you move between pages (for example when using a contact or enquiry form). Deleted when you close your browser. |
| _csrf | Helmores | Security cookie that protects our forms against cross-site request forgery. |
Analytics cookies
These help us understand how visitors use the site — which pages are viewed, how long people stay, and how they arrived — so we can improve it. They are only set after you accept cookies.
| Cookie | Set by | Purpose |
| _ga _ga_<id> | Google Analytics 4 (via Google Tag Manager) | Distinguishes users and sessions to measure how the website is used. How Google uses this data |
| _pk_id.* _pk_ses.* mtm_consent | Matomo (self-hosted by EstateApps) | Privacy-focused, self-hosted analytics that measures visits and page views. Records your consent
choice. Matomo cookie information |
Marketing cookies
These are used to measure the effectiveness of our advertising and to show you more relevant content on other websites. They are only set after you accept cookies.
| Cookie | Set by | Purpose |
| _fbp | Meta (Facebook) Pixel | Measures the results of our Facebook and Instagram advertising and helps show relevant ads. Meta cookie policy |
| Google Ads / Tag Manager tags | Where advertising tags are active, these measure ad performance and support remarketing. Governed by
Google Consent Mode and only run after you accept. Google cookie information |
Functional third-party services
Some pages include services provided by third parties. These may set their own cookies when the feature is used.
| Service | Purpose |
| msgboxx live chat | Powers the on-site chat so you can message us and we can respond. Stores a session identifier while
you use the chat. msgboxx privacy policy |
| Google Maps | Displays interactive maps on our contact and office pages. Google may set cookies (such as NID) to
provide the map. Google cookie information |
Managing your cookies
You can change or withdraw your consent at any time using the cookie banner — click the small consent tab to reopen it and choose again. If you decline, non-essential analytics and marketing cookies are switched off.
You can also allow, block or delete cookies through your browser settings. Note that disabling cookies may stop some parts of the website working as intended. Instructions for the main browsers:
