What's included
Two services, depending on how involved you want to be.
- Let Only
We market the property, find a fully referenced tenant, prepare the tenancy agreement, register the deposit with the Deposit Protection Service, and hand over the keys. From that point on, the property is yours to manage.
- Full Management
Everything in Let Only, plus monthly rent collection, maintenance co-ordination, routine inspections, gas and electrical safety scheduling, full Renters' Rights Act compliance, and an out of hours maintenance line for your tenant. The 11pm boiler call comes to us.
- Rent Guarantee and Legal Protection (optional, Full Management)
However good your tenant, and however long they have been with you, life can change. A lost job, an illness, a relationship that breaks down, and the rent stops, often from the tenant you would least expect. If that happens, we cover up to 15 months' rent and the legal costs of getting your property back, up to a combined £100,000, and we handle the whole claim and court process for you. From £17 plus VAT a month, less than a pound a day, taken monthly and usually tax-deductible.
All fees in the schedule are shown inclusive of VAT.
How your money is protected
We are members of the Propertymark Client Money Protection (CMP) scheme, reference C0007693. All client money we handle on your behalf, rent, holding payments, and any held funds, is covered.

Where deposits are held
Every tenancy deposit we collect is protected with the Deposit Protection Service (DPS) under their custodial scheme. The deposit sits with DPS directly, not with Helmores or the landlord, until the end of the tenancy. Your tenant receives the Prescribed Information within 30 days of payment, every time. Deposits are returned in line with DPS rules and the agreed condition of the property.
The Property Ombudsman
Helmores is a member of The Property Ombudsman (TPO), the independent redress scheme that governs our lettings work. If a landlord, tenant, or prospective tenant is unhappy with our service and we cannot put it right, TPO offers a free, impartial route to resolution.
Tenant Fees Act 2019
Since 1 June 2019, letting agents in England can only charge tenants a defined list of permitted payments: rent, a refundable tenancy deposit (capped at five weeks' rent where annual rent is below £50,000, or six weeks where it is £50,000 or more), a refundable holding deposit (capped at one week's rent), and a small number of specific default and change-of-tenancy charges set by statute.
